A long single leaf puts a big overhung moment on one hinge set, and that moment plus salt is what tears a hinge plate out of a post. Three hinges rather than two spread the same load, and a thrust bearing at the bottom barrel carries the vertical component.
The operator you hang on a swing gate matters as much as the hinge. A linear actuator has a screw and a tube exposed along its whole travel, and salt gets into the seal at the rod end. An articulated arm keeps its mechanism inside a housing and puts the load through linkage instead. Underground hydraulic units look tidy and sit in a pit that fills with groundwater on these lots, which we avoid.
